Many computer generated report programs are powerful programs that contain thousands of lines of computer code to help produce the report. The work to generate and support this programing code is expensive and developer propriety so the program is locked. That way no one can steal their code. Locking the code makes it harder to change and manipulate the program to make adjustments that become necessary as operating systems and other software changes over time. Inspection report software support is increasing supported by a per report charge that will tie you to the software company forever.
The Report 2009 using a different concept and business model. We generate Microsoft Word templates and leave the template unlocked so you the Inspector can make changes to the format as your market and conditions dictate. All Report 2009 templates operate the exact same way and have the same capabilities to support text and picture formats. The only difference is the extent that we have gone in and customized the report to specific formats. You buy the template once and use it as long as you are in business.
The Report 2009 Basic templates are just like the TREC REI 7A-1 with text fields in the required text areas of the report. This package include a standard 6 page empty report and a 5 page “mid” version that has the Optional section pared down to only include Sprinkler Systems, Swimming Pools and Outdoor Cooking Equipment. There is also a 5 page “short” version that does not have any Optional systems included in the report. Use the Report 2009 template that best fits the scope of the inspection services on that particular property.
The Report 2009 Intermediate templates have drop down boxes with typical system components section of the report. These required comment areas are specific things TREC wants included in the report, such as the type of foundation and roof as well as observation points and measurements such as insulation depth. The Report 2009 Intermediate templates also include short statements inserted into the comment areas of the report to describe in the most general description, what a TREC home inspector is inspecting when he or she looks at that particular system or component while performing their home inspection. The text in the Comment section is fully editable by the Inspector so you may easily change or expand the commentary as you deem fit. The Report 2009 Intermediate templates has a series of Compliance items inserted as check boxes in different sections of the report to help assure that the Inspector is proving the required or implied information in each report. This template package also includes a 1 page billing / contract page that our business used for many years. These templates come in a 10 page standard, 9 page mid and short versions similar to the Report 2009 Basic templates.
The Report 2009 Professional templates were designed to provide sufficient information to meet various TREC and various Home Inspector Association reporting requirements and provide sufficient detail about the inspection process to help provide defensibility in a court of law. We use a version of the Report 2009 Professional template in our everyday home inspection business, A Closer Look Inspection Service. The Report 2009 Professional templates have the same Compliance items in the Report 2009 Intermediate templates, but the commentary text has the TREC scope for the inspection inserted in each item’s section in the report. This description includes what is and is not included in the inspection of that item. We have also included general disclaimers recommending further evaluation of that item in some specific sections based on our 33 years of experience as Home Inspectors. All text is easily editable by the inspector. There are multiple 2 - side by side picture frames installed through out the templates so pictures will be automatically sized when inserted in the report. This template package includes the 1 page contract and our current 6 page contract that we use every day in our inspection business. The Report 2009 Professional templates come in a 19 page standard, 18 page mid and 17 page short versions.
JLore Ventures also has developed the Report 2009 Macros as a bank of general repair and comment statements that have worked well for us over our 33 years of experience. These comments have been coded to the new TREC term “deficient” so when a short macro code is entered in the report, MS Word automatically changes that code into a predefined statement. You have unlimited capabilities creating new macrocode statements within MS Word that you can add to help make your reporting easier and quicker. The Report 2009 Macros have over 700 predefined statements that are organized in the same order as the TREC REI 7A-1 report form. You can change or add more codes as you become more educated and experience. This package also include a custom dictionary to add to MS Word that includes many construction terms that are not included in the current dictionary that you are using now. This is a great start for the inspector that has been in the business for less than a couple of years.
We have been performing Phased New Construction Inspections on new construction houses for over 20 years. This is specialty market for home inspectors that have the required experience, training and certifications necessary to perform inspections on houses under construction. JLore Ventures developed special forms, contracts and resources to meet the needs of performing inspections for this market niche. The Report 2009 New Construction templates contain all those items. The package includes the current contract that we use in our home inspection business when we perform these types of inspections. The TREC REI 7A-1 form is not designed or required for performing inspections during the different phases of construction. The TREC format is widely recognized by the real estate industry, so we developed New Construction templates based on the TREC format, removed the TREC specific language and then tailored one form for a foundation prepour inspections and another form for framing inspections. The package includes a Report 2009 Basic template for a final inspection form. The Report 2009 New Construction templates also include special text excepts from the International Residential Code (IRC) that you can copy and paste into the report to indicate the code basis for reporting the deficiency. There is also a special Macro Code components that reference the Texas Residential Construction Commission (TRCC) Performance Standards as a basis for reporting the deficiency. The Standards text is inserted in the comment sections of the report and can easily be changed or modified to fit your personal or state Standards of Practice. If you pick up some new verbiage at the next ASHI Conference, then you can easily type that information into your template once, save it and it is there for all your future reports.
We also have Report 2009 - Macro Text has over 700 repair and comment statements that I have developed and used in my home inspection business for the last 25 years. There are comments for new construction that reference the Texas Residential Construction Commission (TRCC) Performance Standards and common EIFS defects. The comments are coded to the report format numbering system and expandable to include your own comments. All auto text can be edited or deleted. Both templates are licensed for one office computer and one laptop computer.
Report 2009 - New Construction templates are the Report 2009 Basic templates that have been modified to covering the foundation, framing and final phases.
